Board of Directors Meetings:
The Trinity Cove Improvement Association Board of Directors meet the third Saturday in January, March, May, July, August and September at 9:00 am in the Trinity Cove Community Center.  The Annual Board Meeting is the second Saturday of October.  All property owners are welcome and encouraged to attend the meetings.  The Board of Directors seek input from our property owners and look forward to everyone becoming actively involved in the community.  Note, notification to formally address the Board must be received two days before the meeting.  Forms are available under forms on this website (Notice of Intent to Address the Board of Directors      ) or can be picked up at the office (Wednesday - Friday 9 AM - 6PM).

Speed Limit in Trinity Cove:
Please be aware of children playing and adults walking within the Cove.  The Cove speed limit is 20 MPH on all roads.  This applies to all motorized vehicles.

 

Four-Wheelers or Off-Road Vehicles:
If you ride a four-wheeler or any off-road vehicles, please be considerate of residents using the roads.  The 20 MPH speed limit applies to four-wheelers and any off-road vehicles.

 

Parking on the Street:
No cars or other vehicles are allowed to be parked on the street at any time per our deed restrictions.

 

Architectural Committee Approvals:
Any new buildings or outside remodeling must be submitted for architectural committee approval prior to beginning the work.  Contact the TCIA Office at 936-594-3278 or email tcia2012@yahoo.com or go by the office to get the Architectural Committee Approval form.  This form needs to be filled out and submitted to the TCIA Office via a hard copy to the office or by scanning the completed form and emailing it to tcia2012@yahoo.com. before any construction or repairs begins.

 

Collecting Maintenance Fees:
We have been diligently working with the Trinity County Precinct 2 Judge, and the Trinity County Appraisal District in an effort to clean up our community.  If you have not paid your maintenance fees please stop by the office to set up a payment plan or make arrangements to avoid late fees and legal charges. 


Trinity County Appraisal District is actively collecting Back Taxes:
We are actively updating our records as to who owns each lot in Trinity Cove. We have been working with the Trinity County Appraisal District on this effort as some people have bought property in Trinity Cove but did not properly record the sale of the property by filing their Warranty Deed with the Trinity County Clerk’s Office in Groveton. The Attorney’s for the Appraisal District do a title search on each of the property owners with unpaid taxes to find out who currently holds the Warranty Deed. Once the title search is completed they will serve those property owners with a tax citation requesting full payment. If they do not comply within 30 days their property is put up for auction at a Sheriff’s Sale where the property can be purchased for the amount of taxes owed. If the property is not sold at auction it will then go onto the tax district’s “Strike-off List” 30 days later which removes all debts on the property and interested buyers can put in a bid for that property for a minimum of $500.00 per lot.


Selling and purchasing of property in Trinity Cove:
We are still having issues with property being bought and sold in Trinity Cove and not being reported to the Trinity Cove Office.  Everyone needs to be aware that Trinity Cove is a non-profit organization and a private subdivision with Maintenance Fees due on every lot.  Please do not purchase property in Trinity Cove without contacting the office first to see if there are any outstanding dues, taxes, or debts owed on the property you are interested in buying or you could possibly assume that debt.  Our Office Manager will be happy to supply you with the necessary information on property that you may be interested in, tell you about any other property that is currently for sale, the availability of property on the Tax Strike-off List, or property that may be coming up for auction at the Sheriff’s Sale.


Cleaning up Trinity Cove:
The county has passed a petition which will allow the Trinity Cove Improvement Association to receive permission from the Commissioner’s Court to remove any abandoned or dilapidated trailers in the community. New property owners are coming into our community and buying property that had once been neglected, removing abandoned trailers, and rebuilding so numerous properties have already been cleaned up. Several other properties are currently in the process of also being cleaned up but there are still several that are considered an issue.We’re hoping this will show our community that we are very serious about enforcing our Deed Restrictions. There has been a renewed clean-up effort in Trinity Cove which has motivated many property owners to join in as volunteers and help do whatever is necessary to make Trinity Cove a place we can be proud to call home. A special “Thank You” goes out to all who have donated their time, energy, material, monetary donations, and equipment to help clean up Trinity Cove.


Deed Restriction Violations:
This is an ongoing activity, but we have received a lot of cooperation from numerous property owners that have complied to the violations when they were notified. The property owners that do not cooperate or comply with the Trinity Cove Improvement Association Violations are the ones that are being turned over to the County for prosecution.


Other things happening:

New signs have been installed at each boat ramp identifying that the boat ramps are for use by “property owners only”. We are making every effort to stop individuals from other subdivisions from using our boat ramps. Stickers for property owners vehicles and boat trailers are available at the office.


The Trinity Cove Improvement Association President has set up committees that report their activities to the President monthly. They are as follows:

Located in Trinity Texas along Lake Livingston:
Trinity Cove is a private, waterfront community located on the shores of Lake Livingston. It is approximately an hour’s drive from north of Houston, Texas and only 5 miles from shopping, restaurants and medical facilities. Local Attractions:
The Alabama-Coushatta Indian Reservation, located in a dense, wooded area known as the Big Thicket, is home to some of the southern forest tribes. They offer an excellent visitor’s program featuring Big Thicket tours in swamp buggies and on their miniature railroad, a living Indian village where tribal members employ traditional skills to make jewelry, baskets, and leather items, a museum and crafts shop, colorful tribal dances. The new Naskila casino provides gaming and restaurant facilities with state of the art slot machines. The food in their restaurant is very good.  There are also scenic campgrounds, a fishing lake, and swimming areas.

 

Lake Livingston State Park is comprised of 640 acres and is located on the east shoreline of Lake Livingston among pine and hardwood forests. Their facilities include multi use campsites with hookups, screened shelters, group trailer sites, boat ramps, a bait-house store, gas and floating docks, rest rooms, showers, and a dumping station. Visitors can enjoy boating, fishing, swimming, water skiing, hiking, and nature trails.

 

About The Area:
Lake Livingston is an 83,000 acre lake located in Trinity County, Texas and is one of East Texas’ largest lakes. For fishing enthusiasts, the lake is stocked with Bass, Crappie, White Bass, Striper and Catfish. In addition, there are a myriad of other water-related activities to enjoy including boating, water skiing, swimming, and sunbathing.

 

The entire region in East Texas, where Lake Livingston is located, is called Piney Woods. Piney Woods is famous for it’s beautiful pristine forests, carpeted with fragrant pine needles, brimming with mammoth lakes, and seasonally rich with roses, delicate dogwoods, and exquisite azaleas. The area is a birdwatchers dream with many varieties of birds and wildlife.
